Yes, you need a buyer’s agent. While it is technically possible to buy a house without a buyer’s agent if anything remotely problematic comes up while the deal is under contract it can lead to a lot of frustration and even unnecessary terminations. Real estate transactions happen with breakneck speed once you are under contract so it is imperative to work with a full-time broker who can manage your transaction while you are busy with work or other life priorities. It is very important to work with a well-established agent with a whole roster of professionals they can call who can help solve problems at the drop of a hat. We often need to get contractors out to a property with little to no notice, make 20+ phone calls on your behalf, ask the listing agent dozens of questions, and do all of that in very short timeframes.

Buyer’s agent commissions are customarily paid by the seller in the Denver market, but not always. The buyer’s agent compensation is now a negotiable paragraph in the Contract to Buy and Sell between buyer and seller. Sellers are not obligated to pay buyer’s agents but they often agree to in order to make their listing more appealing to a larger pool of prospective buyers.

Absolutely, yes! Home inspections are incredibly important and we NEVER advise buyers to skip or waive them. Denver has neighborhoods with homes built anywhere from 1890 to present day and all homes can have major problems. We pay attention to all defects in a house but in particular the major systems we often see issues with are roofing, sewer lines, elevated radon levels, furnaces, air conditioning units, electrical panels and wiring, and foundation issues due to expansive soils and settling. For the most part these are issues that can be resolved but we need to identify them during the inspection window to work with the Seller to resolve inspection issues.
